Allam Land No.3 Pty Limited has offered to enter into a Planning Agreement with Central Coast Council in relation to DA/363/2018 and DA/1375/2018
DA/363/2018 (as amended) and DA/1375/2018 provide for the residential subdivision of land at 188-222 Hakone Road, Woongarrah (approximately 167 residential lots). The Planning Agreement does not change the development approved under DA/363/2018 and DA/1375/2018, it only affects the way development contributions are levied and works to be delivered under the Warnervale District Contribution Plan 2021.
The Planning Agreement allows for the local Infrastructure Contributions to be levied in accordance with the Warnervale District Contribution Plan 2021 and Shire Wide Infrastructure, Services and Facilities Development Contribution Plan 2020 and deliver works consistent the Warnervale District Contribution Plan 2021 where required.
DA/363/2018 and DA/1375/2018 were assessed under an earlier version of the Warnervale District Contribution Plan and the land dedications and works to be delivered are no longer consistent with the broader infrastructure requirements for Greater Warnervale. The draft Planning Agreement allows the local infrastructure contributions to be levied under the current (2021) version of the Warnervale District Contribution Plan.
